Archicom, a nationwide property developer within the Echo Group, has obtained an occupancy permit for the second phase of the Flow development in the New Centre of Łódź. The project has attracted significant interest from customers – over 80 per cent of the flats have been sold to date, with only a few remaining, mainly one- and two-bedroom flats. At the same time, the developer is preparing to commence work on the final two phases of the project.

Another phase complete. Over 80 per cent of flats sold

The second phase of the development comprises two 11-storey buildings with a total usable floor area of 14,597 square metres for flats and commercial premises. It comprises 314 flats and 13 commercial premises. Nearly two-thirds of the offering consists of functional two-, three- and four-room flats, catering to the needs of both families and those seeking a comfortable living space in the city centre.

Over 80 per cent of the flats in this phase have already been sold. Those still available for sale are mainly flats ranging from 25 to 50 square metres. In the larger-sized segment, availability is now very limited.

Flow is transforming Łódź’s New Centre 

Flow is being built on a 2-hectare site between Łódź Fabryczna Station, the EC1 Miasto Kultury complex, Brama Miasta and the planned Kobro Market. Ultimately, the project will comprise five residential buildings with retail units on the ground floors and public spaces open to all, creating a new, vibrant neighbourhood in the city.

Commercial facilities will also be a key element of the project. The premises on the ground floors of the buildings are set to enhance the offering in this part of the city with restaurants, cafés, shops and services. The development site has been planned to include a high proportion of green spaces and areas conducive to relaxation and community interaction.

The architecture of the buildings draws on the industrial and railway heritage of this part of Łódź. Clinker brick façades, steel details and varied material textures blend in with the aesthetic of the New Centre of Łódź, creating a modern interpretation of the site’s historical heritage.

Subsequent phases in preparation

The project is progressing according to schedule. Following the completion of the first two phases, work is now underway on the third phase, which is scheduled for completion in the second quarter of 2027. At the same time, Archicom is preparing to commence the fourth phase of the development (Building B3), which is due to be launched at the turn of the third and fourth quarters of this year, and to begin construction of the fifth phase, which will be the final element of the development.

Flow is a project based on the concept of the 15-minute city. The development site will be largely closed to motor traffic, and its central feature will be a green ‘woonerf’ with street furniture, rest areas and spaces designed to foster community interaction. In the vicinity of the planned Kobro Square, a pocket park will be created, featuring recreational areas for children and adults, gazebos and spaces for organising events.

Its immediate proximity to Łódź Fabryczna Station, the EC1 complex and the developing infrastructure of Łódź’s New Centre makes Flow one of the best-connected residential developments in the city. In the future, the location will gain further significance thanks to the planned connections being implemented as part of the Central Transport Hub.
