Volkswagen Financial Services becomes a new tenant at the Skyliner complex
Karimpol Polska has signed another significant lease agreement at the Skyliner complex in Warsaw. Volkswagen Financial Services is joining the tenant mix of the second tower at Rondo Daszyńskiego in Warsaw, occupying a total of nearly 6,000 sq m of office and retail space. Thanks to this transaction, the occupancy rate of Skyliner II has reached 50%.
The new tenant will occupy 5,500 sq m of office space in Skyliner II, spanning five floors, as well as nearly 350 sq m in Skyliner I, where a customer service centre will be located on the ground floor. The lease has been signed for 10 years, with occupancy scheduled to begin in the second quarter of 2027.
Volkswagen Financial Services is a global provider of financial solutions for the Volkswagen Group brands, operating in 46 markets. The company offers comprehensive services in the areas of banking, leasing, insurance and modern mobility solutions – for both private and business customers.
“Choosing Skyliner as our new location is part of a long-term development strategy. We were looking for a place that would provide our employees with an even higher standard of workspace, access to modern infrastructure and the opportunity for the organisation’s further development. Skyliner meets these expectations, whilst allowing us to remain in the central part of Warsaw, which is well-connected and attractive to our team” – Jarosław Stepaniuk, Member of the Management Board of Volkswagen Financial Services Polska Sp. z o.o.
“We are already halfway through the commercialisation process for Skyliner II. Signing the agreement with Volkswagen Financial Services is an important step for us, all the more so as we are talking about an organisation with clearly defined needs and high standards regarding office space. This is a positive sign for us that the project meets the market’s real expectations” – Szymon Zduńczyk, Member of the Management Board and Managing Director at Karimpol Polska.
CBRE acted as tenant advisor during the negotiations. Argon Legal provided legal services to Karimpol, whilst Decisive Worldwide supported the tenant.
Squarepoint Capital – a global investment firm specialising in quantitative strategies – is already among the tenants of the second tower of the Skyliner complex, having leased approximately 2,200 sq m of office space. Mindspace – a global operator of flexible office spaces – will also be developing its third location in Poland here, occupying approximately 4,500 sq m.
Skyliner II is the second phase of the development being carried out by the Karimpol Group at Daszyńskiego Roundabout in Warsaw. Construction of the skyscraper is proceeding according to schedule, with completion planned for the end of 2026. The second office building will offer over 24,000 sq m of lettable space, of which over 23,000 sq m is earmarked for offices and nearly 1,100 sq m for retail and service premises on the ground floor. On the western side of the building, four-level terraces designed by RS Architektura Krajobrazu are being constructed in the upper sections. Ten lifts will ensure convenient access. Building users will have access to a five-level underground car park with 217 parking spaces and 100 bicycle parking spaces.
The architectural design is being carried out by APA Wojciechowski Architekci, WARBUD S.A. is the main contractor for the project, and Hill International is providing project supervision. Skyliner II is being developed in accordance with the highest standards of sustainable development – the project has been awarded a BREEAM New Construction certificate at the Outstanding level and will be powered entirely by renewable energy.
