105 metres of Skyliner II
The construction of Skyliner II, the second tower of the Karimpol Group's flagship office complex in Warsaw, has reached another symbolic milestone. The building has already reached a height of over 105 metres, with only the last 25 metres remaining to reach its target height. Work has entered the stage of implementing one of the most distinctive architectural elements of the project - four-level cascading terraces on the upper parts of the building on the west side.
The Skyliner II structure has exceeded the symbolic threshold of 100 metres in height. Only 25 metres remain to reach the target height of 130 metres, which will include technical floors and 15-metre parapets to secure technical equipment on the roof of the building. On the western side of the building, four-level terraces designed by RS Landscape Architecture studio are being built in its upper parts.
“The cascading terraces are one of the most characteristic elements of Skyliner II and an important distinguishing feature of the entire project. They will have an individual character and various functions – from places for work and meetings to places conducive to relaxation and integration. The highest terrace on the 26th floor will be connected to a covered space for events and presentations. All terraces will be connected by external stairs and served by a dedicated lift, ensuring full accessibility. We want them to be a real extension of the office space – a place for employees and visitors to meet, work and relax and guests of the building in a green environment, high above the city," says Szymon Zduńczyk, member of the management board and managing director at Karimpol Polska.
Despite the exceptionally low temperatures, intensive finishing work is being carried out inside thanks to the building's airtightness and heating.
– We carry out bricklaying and installation works, finish bathrooms, lay tiles and install lifts. Advanced finishing works are currently underway in the technical areas on level +2, where we are installing a fan room – one of the key lungs of the building's , ensuring proper ventilation of the entire skyscraper. The second lung, i.e. another fan room, is planned for the 24th and 25th floors. The prevailing weather conditions have also caused a temporary suspension of the installation of the façade, which has been completed up to the 18th floor. It is made of prefabricated glass modules – 102 pieces on each floor – comments Piotr Pikuła, Skyliner II Contract Director, WARBUD S.A.
Skyliner II will complement the first tower of the complex, creating a modern office complex with a total area of 73,000 sq m. The second tower will offer over 24,000 sq m of leasable space, of which over 23,000 sqm will be allocated to offices and nearly 1,000 sqm to retail and service premises on the ground floor. A typical office floor will have an area of approx. 1,100 sqm. Comfortable transport will be ensured by 10 lifts. Users of the building will be able to use a five-level underground car park with 217 parking spaces and 100 bicycle stands. Completion of construction is scheduled for the fourth quarter of this year.
The architectural design was prepared by APA Wojciechowski Architekci, the general contractor for the investment is WARBUD S.A., and Hill International is responsible for investment supervision. Skyliner II is being built in accordance with the highest standards of sustainable development – the investment has been awarded a BREEAM New Construction certificate at the Outstanding level and will be powered 100% by renewable energy.
