Mindspace's third location in Poland at Skyliner II

Skyliner office complex is strengthening its position as one of the key business addresses in Warsaw. Mindspace, a global operator of flexible office spaces, has signed a long-term lease agreement with Karimpol Polska for nearly 4,500 sq m of space in the second building of the complex. This  will be Mindspace's third location in Poland and the next stage of the operator's development within Skyliner. Since 2023, Mindspace has occupied 4,400 sq m in the Karimpol Group's first tower at Rondo Daszyńskiego. In total, the company will offer over 1,200 workstations in the Skyliner complex. The new Mindspace location will commence operations in mid-2027.

Mindspace is a global operator of flexible office space for companies of any size, offering high-class, personalised level of service. A hallmark of the brand is its stylishly designed interiors and premium enterprise grade office space which caters for fortune 500 companies all over the world. Mindspace currently operates nearly 50 location in 24 cities and 7 countries across Europe and the United States. The operator has been present in Warsaw since 2017. The first location, situated next to Hala Koszyki, offers nearly 800 workstations, while the second has been operating in Skyliner I since spring 2023 and provides 600 workstations. The third location - which will commence operations in the second tower of the complex in mid-2027 -  will offer an additional 663 workstations. Under the 10-year agreement concluded with Karimpol, the company will occupy four floors – the 8th, 9th, 10th and 11th – of the Skyliner II building, totalling 4,500 sq m.

Mindspace was advised during the negotiation process by the Gide Loyrette Nouel law firm, with Błażej Czwarnok and Michał Wiśniewski representing the company, while Argon Legal provided legal advice to Karimpol. This is the second lease agreement signed for Skyliner II. At the end of 2025, Squarepoint, a global investment management company using quantitative methods, which will occupy nearly 2,200 sq m of space.

Skyliner II is a continuation of the Karimpol Group's flagship investment in Warsaw. The new investment will complement the first Skyliner tower, creating a modern office complex that will offer a total of 73,000 sq m of space. Construction of Skyliner II is underway and is scheduled for completion in Q4 2026. The second tower of the complex will stand at 130 metres tall and have 28 floors, offering a total of 24,000 sq m of leasable space. The vast majority of this space, around 23,000 sq m, will be allocated to modern office space, while nearly 1,000 sq m will be occupied by retail and service premises on the ground floor. A typical office floor will span approximately 1,100 sq m, and the upper floors will feature green terraces totalling nearly 900 sq m. These will be connected by external stairs and served by an additional elevator. Ten elevators will ensure comfortable communication within the building. Skyliner II will be connected to the first tower by a 4,500 sq m podium housing retail and service functions for the complex's tenants and the local community. The complex will also feature a five-level underground car park offering 217 parking spaces and 100 bicycle stands. Skyliner II has been awarded a BREEAM New Construction certificate at the Outstanding level and, like the first phase of the investment, will be powered by 100% renewable energy. The project is being implemented in accordance with the highest standards of sustainable development.

APA Wojciechowski Architekci is responsible for the architectural design, WARBUD S.A. is the general contractor, and Hill International is overseeing the project.
