Skyliner II Gets BREEAM Outstanding Rating
Skyliner II is the second phase of the Warsaw high-rise complex owned by the Karimpol Group. The project will deliver approximately 24,000 sq. m of leasable office space. Thanks to the cooperation of the investor, architects from APA Wojciechowski Architekci, and the certification assessor JWA, the office building has been rated Outstanding under BREEAM New Construction with a score of 91.9 percent.
In support of the certification process, the JWA team prepared a preliminary assessment of the Skyliner II project and identified the BREEAM guidelines necessary for the target certification rating. The next step was to work closely with the team of architects from APA Wojciechowski Architekci and industrial designers supporting the implementation of the guidelines at the design stage. JWA produced a range of studies and analyses that confirmed the high standard of the office building and the fulfilment of high criteria including the overall life-cycle environmental impact of the building, thermal comfort, energy consumption and use of passive solutions, availability of daylight and efficient use of materials at the construction stage, combined with a life-cycle cost estimation. The next stage was to work with the general contractor Warbud S.A. on the construction process assessment and as-built assessment.
“With Skyliner I, ESG factors were a priority as we wanted the project to meet the highest environmental and social standards. Thanks to the high parameters we achieved, the office building is environmentally friendly, user-friendly, and friendly to its surroundings. As early as starting the conceptual work on the second tower, we raised the bar even higher and, thanks to cooperation with architects from APA Wojciechowski Architekci and the JWA team, we achieved the highest certification rating: Outstanding. Now, during the construction process, we are working with the general contractor Warbud S.A. to ensure that the process is as little disruptive to the environment and neighbours as possible. Just like the first tower, Skyliner II is going to be powered by renewable energy, meet the highest environmental standards, remain friendly to various user groups and, above all, thanks to the technologies used, it will be timeless,” said Szymon Zduńczyk, Management Board Member and Managing Director at Karimpol Polska.

For us, the Skyliner II project is more than just the assessment process and the implementation of recommendations. Any building of this magnitude impacts the daily lives of the surroundings, neighbours, and employees, and we can make a contribution to ensuring that it is developed smartly with each of these groups in mind,” said Błażej Szymczyński, Principal Expert in the Sustainability Advisory team, JWA.
“Such a high certification rating for Skyliner II, an office building of this scale, has been possible thanks to the investor’s high awareness, openness, and good cooperation with the project team. From the very beginning, our goal was to achieve the highest BREEAM rating, and together we have made it happen,” said Olga Więckowska, BREEAM NC International Assessor and Sustainability Expert of the JWA Sustainability Advisory team.

Skyliner II is the second phase of the office complex at Daszyńskiego Roundabout in Warsaw, owned by the Karimpol Group. Construction of the second tower has been underway since February 2024, with completion scheduled for the end of 2026. It will be 130 metres high with 28 floors and 24,000 sq. m of leasable space. Most of the usable space (23,000 sq. m) will be offices. Retail and service units on the ground floor of the building will span nearly 1,000 sq. m. The standard area of the office floor will be approximately 1,300 sq.m. The top floors of the building will feature terrace gardens with a total area of nearly 900 sq. m.
