Xperi Is Skyliner’s Newest Tenant
Karimpol Group’s flagship office building, Skyliner in Warsaw, has a new tenant. The US technology giant Xperi will move into the skyscraper at Daszyńskiego Roundabout. The company will occupy nearly 3,000 sq. m of space in Skyliner.
Xperi is a leading US provider of software for consumer electronics, state-of-the-art cars, and online movie and programme viewing platforms. The new office space will be home to employees developing products for brands such as TiVo, HD Radio, DTS, IMAX Enhanced, and Vewd. The corporation will occupy the fifth and sixth floors of Skyliner, totalling almost 3,000 sq. m. Xperi will move to the office building in Wola from Mokotów.

The tenant was represented in the lease by JLL and the building’s owner by CBRE.
About Skyliner
The Skyliner offers 49,000 sq.m of leasable space on 42 floors. Some of the space hosts retail and service units, restaurants, and a five-storey underground car park. At 165 m high there is a two-level conference and event center LookUp with extraordinary views of the Warsaw skyline. With 16 metres high, the Skyliner has the highest office lobby in Poland. The building is equipped with state-of-the-art technology, including 21 high-speed lifts (up to 7 m/s) with a smart, contactless service system, and the SkylinerApp building application, which replaces traditional access control cards and offers the possibility to book desks, rooms, and parking spaces remotely. The Skyliner holds a BREEAM Excellent certificate and is powered by 100 percent renewable energy.
Construction of the second phase of the complex at Daszyńskiego Roundabout in Warsaw began in February 2024. Skyliner II will be 130 metres high, with 28 floors and 24,000 sq. m of leasable space. Most of the usable space (23,000 sq. m) will be dedicated to offices. Retail and service units on the ground floor of the building will occupy nearly 1,000 sq. m. The standard area of the office floor will be approximately 1,300 sq. m. The highest floors of the building will feature public terraces-gardens with a total area of nearly 900 sq. m. WARBUD S.A. is the chief contractor of the investment project and APA Wojciechowski Architekci is responsible for the architectural design.
