Diuna secures further tenancy agreements
In recent weeks, lease agreements for 4,500 sq m of space have been finalised. Thanks to these latest transactions, the office complex in Służewiec in the Syrena Real Estate portfolio is now almost fully let, with an occupancy rate of nearly 95 per cent.
Among Diuna’s new tenants is Astana Motors Poland – the official importer and distributor of Great Wall Motor (GWM) vehicles in Poland. The company is part of an international automotive holding with over 30 years’ experience, for which the Polish market represents a strategic step in its European expansion. Astana Motors Poland is responsible for the comprehensive launch of GWM models in the country, as well as the rapid development of a nationwide network of authorised showrooms, service centres and logistics facilities. The new office at Diuna will occupy 500 sq m and will serve as the base for Astana Motors Poland’s Warsaw team. The tenant was represented by Knight Frank during the letting process.
At the same time, existing tenants have expanded their presence at Diuna. An international organisation operating in the security sector has expanded its occupied space by a further nearly 3,700 sq m. Meanwhile, JDE Services has decided to extend its existing lease and expand by a further 300 sq m, bringing its total occupied space to 1,200 sq m. The company is part of an international group operating in the coffee sector, whose portfolio includes brands such as Jacobs, L’OR and Douwe Egberts. JDE was advised by Colliers during the transaction.
– When we took over Diuna, the occupancy rate stood at around 40 per cent. Today, the complex is 93 per cent let. In the case of projects undergoing comprehensive modernisation, it is the tenants’ decisions that are the best indicator of whether the changes have delivered the expected results. We can see this very clearly at Diuna – we are attracting new companies, whilst existing tenants are expanding their premises. For us, this confirms that the complex’s transformation was not merely a change to its physical space, but has genuinely impacted its functionality and real value for users,” says Ewa Lubańska, leasing director at Syrena Real Estate.
Diuna, formerly Marynarska Business Park, underwent a comprehensive transformation, completed in 2024. The changes included, amongst other things, the refurbishment of the entrance lobbies of the four buildings and a thorough revitalisation of the outdoor spaces. A 6,000 sq m concrete car park has been replaced by a public park featuring 50 trees, 96 species of shrubs, a stream and an educational pavilion. The transformation also included the development of infrastructure and facilities for users, including a new conference centre located in Building D.
With a total usable area of 46,000 sq m, the complex is home to companies including: Accord, NewCold, Co2oltec Chłodnictwo Polska, Colgate, Daikin Europe, Eurocash, Ford, companies from the MS Galleon Group (Barlinek, Columbus Pro, Corab, Cersanit, Ekovoltis, Komfort), Intrum, JDE, JDE Peet’s, Oceanic, S.C. Johnson, FOUNDEVER, Business Lease, Leasing Team and WDX. The complex also houses a LUX MED medical centre, the HARMONIA mental health clinic, the 24-hour Veterio veterinary clinic, the Green Caffè Nero café and the Gorąco Polecam café and bakery. The complex has 1,200 parking spaces across three underground levels of the car park.
