The Marynarska Business Park office complex in Warsaw’s Służewiec district, which is being modernised by Syrena Real Estate and PineBridge Benson Elliot, has received certificates confirming the high standard of the buildings. One certificate is the WELL Health-Safety Rating from the International WELL Building Institute. The other one is the digital connectivity certification WiredScore at Silver level. Both certification processes of the Marynarska Business Park complex were supported by the consulting firm JW+A.
The modernisation of the Marynarska Business Park complex is a massive undertaking: in addition to the redevelopment of the common parts of the office buildings and the external space, it involves modifications to the building systems in all four office buildings. The improvements made to the digital infrastructure and security in the context of the health of the complex’s users have been recognised by international certification organisations. The complex on Taśmowa Street has just been awarded the WELL Health - Safety Rating, awarded to facilities that maintain high standards and procedures for health and safety and prevent the spread of diseases. The complex was assessed on its sanitation policies, emergency preparedness, health promotion measures and access to medical services, maintenance of good air and water quality, as well as its commitment to communication with tenants and stakeholders and the innovations used. The certification confirms the high standard of building management in the complex to ensure comfortable and safe spaces for users. The WELL Health - Safety Rating certification was developed in 2020 by the International WELL Building Institute and a group of nearly 600 experts including virologists, scientists, government officials and architects as a response to the coronavirus pandemic.
All four office buildings in the Marynarska Business Park complex have been certified by WiredScore. This prestigious digital connectivity certification recognises buildings which are fully technologically ready and meet the highest digital requirements of tenants. The Marynarska Business Park has received WiredScore certification at the Silver level in recognition of the stable and secure connectivity provided within the complex where the risk of disruption to the digital infrastructure and loss of connection is minimal. Launched in London in October 2015, WiredScore now owns and operates one of the most important global certification systems of digital building infrastructure.

Buildings are objectively and professionally assessed by an external body during the certification process, providing guarantee for users that the buildings are operated in a sustainable manner and support the highest standards for the benefit of tenants. The Marynarska Business Park meets all the criteria of the demanding WELL Health – Safety Rating and WiredScore certifications, where our complex was rated Silver. Once the refurbishment is complete, we will apply for BREEAM In-Use certification under the new v6 system. We continue our on-going collaboration with the Integration Foundation in order to best adjust the project to the needs of people with disabilities,” said Stanisław Wardyński, Director of Syrena Real Estate.
The on-going modernisation of the Marynarska Business Park complex is a continuation of Syrena Real Estate and PineBridge Benson Elliot’s strategy of giving new life to older office buildings. The proprietary modernisation programme for the Służewiec complex is executed in the spirit of ESG and covers three areas: the surroundings of the buildings, the common areas of the office buildings, and the heat and air conditioning ventilation systems. After extensive redevelopment, the outdoor area (patio) will be transformed from a concrete desert into a green park of 6,000 sq.m with hills with native vegetation, including 50 trees and 98 species of shrubs. There will be areas for rest and relaxation. The lobbies of the buildings will gain an elegant appearance with giant sculptures as a common design element. In recent months, chilled water units have been installed on the roofs of all four office buildings and connected to the building systems. The chillers will dramatically improve the energy efficiency of the buildings and the comfort of their users. The Marynarska Business Park offers 4 office buildings with a total usable area of 46,000 sq.m. They are home to Accord, NewCold, Colgate, Daikin Europe, Eurocash, Ford, JDE, Oceanic, S.C Johnson, Sitel, and WDX. The complex houses a Luxmed clinic and a Gorąco Polecam café.
The chief designer of the new look of the Marynarska Business Park is Pracownia Architektoniczna MJZ; the greenery was designed by iGreen Architektura Krajobrazu; the interior design comes from the Łoskiewicz Studio. The Reesco Group is responsible for the redevelopment, and cmT for project management. The modernisation of the complex is scheduled for completion in the third quarter of 2023.
